Procrastination is an ugly word, but unfortunately I think we all are familiar with it. I became recently familiar with it when I realized that I’d registered my blog more than six months ago and it hadn’t written itself . Funny how that works.

Homebuyers and sellers can also fall prey to procrastination, especially in a market like the one we’ve been dealt over the last 18 months. The extension of the Homebuyer Tax Credit may be seen as a positive for some so-called ‘procrastinators’ or is it really? The credit provides a great opportunity for existing home owners who have lived in their current properties for 5 of the last 8 years to cash in on their own $6,500  credit. But for 1st Time Buyers who haven’t yet cashed in, they have increased competition from 1st Timers now in a higher income bracket, as well as those existing homeowners who may enter the market.

So, what does this all mean? Well, it’s time to ‘pony up’ if you’re considering buying a home. Waiting until after the first of the year or until the snow melts, is only going to increase chances one steps into a bidding war on the new home of their dreams. Sellers who have their homes listed in November and December are MOTIVATED, so let’s bring them an offer.

Speaking of procrasination, fortunately I didn’t fall prey to it when planning my lastest two Homebuyer Housewarming Bashes that went off without a hitch this past weekend. Having completed all the food, drink and much of  the set up and prep ahead of time came in incredibly handy when we were hit with 10 inches of snow in two days. And both of my sets of buyers had a stellar showing from friends and family even with the snow flying! Good thing too, because if anyone knows me, they know no snowstorm is going to keep me from a party!
